South Auckland is where most of the region's new houses are going up. Drury, Karaka, Takanini, Papakura and Pukekohe have been building at pace for years, and every one of those homes starts with a concrete slab that could become the finished floor rather than something to cover over.
That's the conversation worth having early. If we're involved before the joinery and skirtings go in, polishing an open slab costs less, moves faster and finishes better around the edges. Leave it until the house is complete and you're paying more for a slightly worse result.
The other half of the work down here is industrial. Manukau, Wiri, East Tāmaki and the areas around the airport are full of warehouses, distribution floors, workshops and trade units, and those floors take a beating that residential concrete never sees. Forklifts, pallet traffic, dropped gear and constant use find every weak point, particularly around joints.
For floors at that scale we're set up for large area work, which changes the maths considerably. Fewer days on site, less labour per square metre, and a rate that improves as the floor gets bigger.
There's plenty of older housing through Māngere, Ōtāhuhu and Papatoetoe as well, where renovations turn up slabs that have been carpeted for decades and come up better than people expect.
If you're building in Drury, Karaka, Takanini or Pukekohe, your slab is already there. The question is whether it becomes your floor or gets covered with something else.
Polished concrete is the concrete itself, ground and polished rather than coated, so there's nothing on top to wear through, peel or replace. In a new home that means a floor which should still look right in twenty years with nothing more than mopping and an occasional top-up of the stain protection. Polished floors carry a 10-year warranty with that simple care routine.
New slabs need at least 28 days to cure before grinding, and on most builds the sensible sequence is two-staged: the main grind on the open slab, then final refinement and protection once the other trades have finished.
