West Auckland has been building steadily for years, and it shows in the work. Hobsonville Point, Westgate, Massey and the newer parts of Te Atatū keep producing fresh slabs, and those are the easiest floors we deal with. Nothing to strip off, nothing hiding underneath, and the best possible starting point for a polished finish.
Out past Kumeu and Riverhead it's a different kind of job. Lifestyle blocks, larger homes, sheds and workshops, and outbuildings where the floor needs to be tough rather than pretty. Sheds and workshop floors on those properties are often better suited to a grind and seal or an epoxy coating than a full polish, and we'll tell you which way to go rather than selling you the dearest option.
Then there's the older housing through Henderson, New Lynn, Glen Eden and Titirangi, where renovations turn up slabs that have been under carpet or vinyl for forty years. Those come up well, though the removal work is usually the bigger part of the job.
Commercial work out west tends to be light industrial and trade units around Henderson, Lincoln Road and Westgate, where floors need to handle vehicles, gear and constant traffic without looking tired six months in.
If you're building in Hobsonville, Westgate, Massey or anywhere else out west, the smartest time to talk to us is before the slab is poured, not after the house is finished.
Polishing an open slab before the joinery and skirtings go in is cheaper, quicker and gives a noticeably better result around the edges and doorways. A new slab needs at least 28 days to cure before we can grind it, and on most builds the sensible approach is two-staged: the main grind early, then the final refinement and protection once the other trades are done.
The finish is the concrete itself rather than a covering, so there's nothing on top to wear through or replace later. Polished floors carry a 10-year warranty with a simple care routine, which makes them a genuinely low-maintenance floor in a house that's going to see plenty of use.
