Northland has been building steadily, particularly along the coast. Mangawhai, Waipū and Ruakākā have gone from quiet settlements to genuine growth areas, and a lot of what's going up is architectural: larger homes, open living areas, and slabs that deserve to become the floor rather than get covered over.
Coastal building brings its own considerations. Sand gets tracked in constantly, salt air is hard on most finishes, and holiday homes sit empty for stretches then take heavy use. Polished concrete handles all three better than almost anything else, because there's no coating to peel and nothing that suffers from being left alone for a month.
Through Whangārei itself the work is more mixed. Residential renovations where carpet is coming up, commercial and retail floors, workshops, and light industrial. Older Whangārei slabs often come up well once they're ground back, and the removal work is usually the bigger part of the job.
Further north around Kerikeri and the Bay of Islands we're travelling further, so it's worth talking to us earlier rather than later. We schedule Northland work in blocks where we can, which means lining your job up alongside others in the same area and keeping the travel component sensible for everyone.
Not every Northland slab needs a full polish, and plenty are better suited to a grind and seal.
We grind the floor back the same way, exposing the stone in the concrete, then protect it with a quality sealer rather than continuing through the fine polishing stages. It costs less, takes fewer days, and the finished floor looks very similar to most eyes.
Where it really earns its place up north is outdoors. Patios, paths, entertaining areas and pool surrounds all need protection that copes with sunlight, and sealers are made for exactly that. Polished concrete belongs inside. It's also the right call on older slabs that aren't strong enough for a full polish, which is a fair number of the floors we're asked about.
The sealer is a protective layer, so it wears and needs recoating every few years depending on traffic and whether the floor is inside or out. That's not a catch, it's how sealed floors work, and recoating is a straightforward job.
